International & Transfer Students

Our apartments come fully furnished with designer-inspired décor and upscale finishes, including granite countertops, high ceilings, a living room TV, hardwood-style flooring, and other stylish touches. In the bedroom, residents can find a mattress, a bed frame, a desk, a desk chair, a nightstand, and a dresser.

At The Nine at Rio, residents pay a flat rate for their room. Our apartments offer spacious floor plans with private bedrooms and en-suite bathrooms. Cable and internet are included in the rent, plus our apartments come fully furnished with major appliances, an in-unit washer and dryer, and more! Residents can also enjoy exclusive access to our community amenities, along with our on-site management and maintenance.

Since we lease on a first-come, first-served basis and availability is limited, we offer a Non-Enrollment Addendum. This allows you to lock in your spot and current rates by signing your lease now. If you’re not accepted to UT Austin, simply provide proof of non-acceptance, and you’ll be released from your lease. For more details, contact our leasing office today.

We offer several options for applying and signing up to live at The Nine. Students can apply with a guarantor as long as they are at least 25 years old, have a U.S. Social Security Number, and pass a credit and income check. Students applying with a guarantor are required to pay a security deposit. If you do not have a qualifying guarantor, there are three other ways to qualify.

1. Self-Qualify: If you have a U.S. Social Security Number, make 3x your monthly base rent, and can pass a credit check, you may opt to Self-Qualify. All Self-Qualifying Applicants must provide proof of their income via 3 consecutive pay stubs and are required to pay a Security Deposit equal to 2 installments of the base rent.
2. Guarantor Waiver Program (GWP): If you are a full-time student and do not have a qualifying guarantor, you may opt to use our GWP. You will need to send proof of Full-Time Enrollment and sign a Guarantor Waiver Program Addendum. GWP Applicants are required to pay an additional monthly fee and pay a Security Deposit.
3. International (I-20): If you are an International Student who does not have a qualifying guarantor, you may apply with your I-20. International applicants are required to pay a security deposit and send proof of their I-20.

Note that all security deposits are refundable, pending your move-out inspection and any damages to your apartment.

While there is no set deadline for signing your lease, our availability and rates are on a first-come, first-served basis. The only way to secure a spot at The Nine is by completing the application and lease in full. We recommend signing as soon as possible and are happy to help guide you through this process or answer any questions you may have.

The Nine at Rio features a premier, conveniently located property just off Rio Grande Street and West 21st Street. Our property is just a 6-minute drive or bike ride away from campus.

When you apply, you have the option to list your preferred roommates. Once approved, to confirm you will be living with your preferred roommates, each individual will register for RoomSync, our roommate matching program. From there, you can “sync up” on the app, which is what notifies our office that you want to live together.

Our community leases individually, by the bed, so you can sign your individual housing contract and lock in your spot as soon as you’re ready, regardless of your preferred roommates. However, since we are first-come, first-served, we cannot hold spots for preferred roommates. To help ensure you and your roommates can live together, we recommend signing your lease at the same time if possible.

We offer fully virtual leasing for your convenience, so you don’t have to come in person to sign any paperwork. To get started, you can first hit the “apply now” button on your website. From there, you can complete all the steps of our non-binding application, submit it (and pay any applicable fees), and once your lease is generated, initial and sign all the documents to officially secure your spot. Depending on your application type and how you’re qualifying, there may be additional steps required before screening and lease approval.
